3 reasons for organizing an open house

An open house is an absolute must when you’re putting your home on the market, because it lets you meet multiple potential buyers within a short time.

Nowadays, buyers do their own research and show up when they’re interested in a home. Sellers should focus on the open house to increase the chances of having potential buyers come by sooner.

On top of letting visitors see whether the property is to their liking and if it meets their needs, an open house allows the homeowner to get a reaction from potential buyers. This is useful for checking whether the listed price is competitive relative to the market. 

Remember to introduce yourself to visitors and to get their contact information. You can then do a quick telephone follow-up that will only take a few minutes. Thank them for coming to your open house, and ask them whether they’re interested in the property. If they are, you can invite them to visit again.

3. You have everything to gain

You can organize an open house at several points during the selling process, for instance when you first put the property on the market, after you do renovations or if you change the price. “You have everything to gain by doing it again and again,” says Martin Desfossés.

It’s also essential to stay optimistic and positive. “You might get several visitors or you might not even get one. That’s a reality in real estate sales. Be aware of that so you won’t be disappointed,” says the DuProprio real estate coach. “But don’t worry: your buyer will turn up eventually.”

Finally, to increase your chances of success, you should organize your open house for maximum impact. The best times are Saturdays and Sundays between 1:00 and 4:00 p.m. We also recommend spacing out your open house events, holding them only every few weeks so they are always a special event.
