Red zones: Low impact on visits and new listings

Passing into red-alert zones, fortunately, do not stop activity in the real estate industry. Housing remains an essential need. As such, in-person property visits can still take place but must follow the public health authority's recommendations.

The government’s September 30th announcement specifically states that you are allowed to invite someone into your home for “a visit for the sale or lease of a residence.

Planning a safe visit

First, we advise owners to start the process by speaking with potential buyers by phone, email or video call. Martin Desfossés, real estate coach at DuProprio, recommends the following: "After going over the listing together, they can discuss elements like the desired occupancy date, whether the sale would be conditional on the buyer selling his/her home and whether the property meets the buyer’s needs and budget."

If the conversation is conclusive and a visit is the next step, it is important to respect the hygiene measures issued by the public health authorities. In addition to checking the health status of the people present, only one person will be able to visit the property at a time. Since maintaining a two-metre distance can sometimes be difficult in a house or condo, it is strongly recommended that all parties wear a mask.

Follow health guidelines during open houses

The safest way to proceed is still to plan visits for prequalified buyers, but it is possible to organize an open house while respecting those health guidelines.

  • Ask visitors questions about their health status before letting them enter,
  • Limit the number of people inside your property,
  • Maintain a 2-metre distance at all times,
  • Disinfect contact surfaces between visitors and ask all visitors to wash their hands,
