Spacious and bright city apartment with 3 bedrooms, on 2 floors, in an undivided co-ownership (27%) of 4 apartments. Located in the dynamic Saint-Roch district in Quebec City, two minutes from Saint-Joseph Street and very close to grocery stores, restaurants, shops, bookstore, ÉNAP, Université du Québec, INRS, La Bordée theater, YMCA, Gabrielle-Roy library, Victoria Park and St-Charles river.
Very friendly co-owners sharing a good spirit of cooperation and mutual aid. Well maintained and financially healthy condominium, with a good contingency fund and planning to maintain real estate assets.
Roof redone in 2015. Bathroom redone in 2016. Large shower, no bath. The windows will be changed in 2023 (provided for in the contingency fund). Large private balcony and small shared courtyard. The kitchen (melamine cabinets and ceramic floor) is original and could benefit from a facelift, but everything is functional.
Common costs are $471 per month for the contingency fund, municipal and school taxes, heating, electricity for common areas and group insurance.
Large locker in the basement. No private parking. Parking in the street with vignette. Numerous public parking lots in the area for snow removal evenings.
