Owners’ comments

Welcome to an extra ordinary house located by the sea, in the Pointe-au-Père district. The kitchen is a historic maritime site where many of the pilots of the St. Lawrence lived here in Rimouski. Today, it is 2 houses in one, an 8 rooms and a 6 rooms, house in which you could live peacefully with your family in peace during these times of crisis.

The first owner, the pilot Mr. Cyrille Pouliot, welcomed other work colleagues in a kind of semi-private BnB. There were small bedrooms, a kitchenette and a "living room" with a large window, from which merchant ships and transatlantic boats sailing up the river were expected. In 1996 the house was lifted and rotated slightly. The tower, the semi-basement and the dining room on the sea side have been added to make it a B&B with 5 bedrooms for rent. At the end of 2010, the external descent of the semi-basement was added and a bedroom was transformed into a kitchen, which today gives more than a 5 ½. So an accommodation with 3 bedrooms, a kitchen, a living room, 2 bathrooms, one with toilet and sink, the other with bath-shower and sink. On leaving, a corridor and the entrance fitted out to place a small table and 2 or 3 chairs with a view of the sea. A removable hatch closes the staircase if necessary, for more privacy.

The main house has integrated the original house. Entering from the tower side, there is the living room, kitchen and dining room on the sea side, with large windows to admire sunrises and sunsets, the winged fauna and the waves on stormy days, quite a spectacle. Of the 2 original bedrooms, one has remained, the other has become a bathroom, compartmentalized by a simple toilet and a corner shower. Between the two, a sink in front of a vertical window. On the left side, washer and dryer with another vertical window. A door leading to the bedroom with a view to the east, and in the old wardrobe, a hoist for the firewood stored in the basement. From the kitchen, a helical staircase leads to the second floor. The kitchen, having been the very first room in the house, is 9 feet high. This has the particularity of obtaining a room more restricted in height to the second, which is a kind of passage. Either we sit in the skylight with a view of the wharf, the Maritime Museum, and the lighthouses of Pointe-au-Père, magnificent. From the top of the stairs, 4 steps forward, there is a large office or if you prefer a boudoir with a skylight facing east for sunrises over the sea, 3 to 4 months a year. The height of the ridge is 6 feet six inches. You can sit comfortably there. At the top of the stairs, if you go to the right, 5 steps further, the master bedroom in the tower with full bathroom, that is to say bath-shower, toilet, sink and urinal. This room built in 1996 is 8 feet high, like all the rooms in the transformation from which we see the sea and each has a thermostat for more comfort. Veneer floors painted in a faux finish, combining the warmth of wood and the look of ceramic. An electrical entry of 200 amps and the plumbing were redone, as well as all the cover, partly ventilated. The foundation was made to receive stone or Adex, a cement with polymer that is applied to a 2-inch styrofoam, hyper resistant and efficient in insulation. A large air exchanger pushes fresh air in 6 different rooms and withdraws in 3 others. Finally, a staircase connects the two floors for improved user-friendliness. In a house like this, you can live your family life in peace, bi-generational kind or even rent the bottom after some improvements.

The environment of my residence is an extraordinary site with to the west the land of the Maritime Historical Site of Pointe-au-Père and its famous Lighthouse, the Onondaga submarine and the wharf. Despite the tourist influx caused by all these assets, all the activity takes place on the west side and rarely do we see a tourist on our side. On the west side of the house, where the pilots' boat was formerly stored for the winter, there is a ferro-cement boat which in its own way testifies to the ancient history of the place. To the east, a land that is not really subject to subdivision and a right of way, therefore, only one friendly neighbor. My land is not subject to any erosion, quite the contrary. There is a phenomenon of accretion, or accumulation of gravel and is protected by a chain of rocks on the north side, 100 meters from the house. The land area is 25,500 square feet with 210 feet of waterfront. There is a shed in 3 sections where you can store motorbikes, mowers and garden tools. A spark screen improves the quality of life in the surroundings of the house and allows a potential bonfire on auspicious evenings, like a strike fire.

Welcome to your new home in Bas Saint-Laurent, just 3 hours from Quebec City.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
