Sur la partie ouest (portion étroite du lot), on retrouve une prairie arbustive (3 hectares) qui était anciennement cultivée. La prairie est actuellement composée d'arbustes fruitiers pour les oiseaux et d'herbacées fleurissantes pour les papillons et insectes pollinisateurs.
La portion en prairie, qui est légèrement en pente vers la route 245, offre un plateau propice à la construction d'une résidence. À cet endroit, on a une vue panoramique sur les monts Foster et Gauvin. On trouve aussi un petit bâtiment (avec une fondation) d'environ 7 m par 3 m qui sert actuellement d'espace de stockage.
L'accès au terrain se fait actuellement à partir de la route 245, par un droit de passage notarié sur le terrain du voisin. Pour bâtir, la municipalité demande d'ouvrir un chemin à partir du chemin Pinard.
