Owners’ comments

Lovely 2 story, 3 bedroom home, located 1 1/2 hours from Montreal. Located on the water in a quiet secluded bay. Lake Thomas is over 2 kilometers in length, navigable with good bass fishing at your doorstep.

Recent major upgrades in 2019 include a large 20 by 24 feet carport with a workbench and tons of storage. A  beautiful solarium with new decking facing the lake and propane backup heating for those cold winter nights. Two of the bedrooms have new windows and the dining room has a new patio door.

The home was built in 1991 and there is an updated 2013, certificate of location. All the walls have 6 inches of insulation and heating/cooling costs are minimal. With maintenance-free aluminum siding and metal roof, the solarium and carport are vinyl sided. On the water, there is a 22-foot dock to park my/your older 24-foot pontoon boat. The property is turnkey with too many items to list. But the 5 major appliances, lawnmower, snowblower, patio furniture, most indoor furniture, TV, sofas, end tables and coffee tables, lamps, chest freezer, dishes, microwave, toaster oven, are just to name a few :).

Lac Thomas is a quiet, very clean lake, with less than 100 cottages/homes with no public access. We are often called a pontoon lake, as the majority of homeowners own a pontoon boat. We also have a homeowner association that operates year-round to safeguard our lake ($40 yearly dues). Put this home on your must-see list,  as it will sell quickly.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
