The property to be sold is a chalet that is functional for all four seasons and which is constructed on an approximate 36,586 square feet of land.
The land is on the border of Lake Cameron, and the length of the lake frontage area is an approximate 126 feet; this will vary with the height of the lake in different seasons. The property is forested and descends downwards with a moderate decline towards the lake.
The property has two parking areas. One is located at the top of the property alongside the road which is used more during the winter season to avoid an icy descent. The 2nd parking area is located an approximate 25 feet from the chalet itself, has a surface area of crushed stone and has timer controlled spotlights. For both parking locations, there is ample room for several cars.
In terms of heating, the chalet has electric baseboards and also a wood stove (model is Enterprise) that can be used easily as an optional heat source or for cooking.
The chalet has an installed water pumping station to bring water from the depths of the lake. This water source provides and maintains an approximate 30 lbs of water pressure to faucets, shower, water heater and toilet in the chalet. There is also water distributor for distilled water installed inside of the chalet.
The chalet has an installed septic tank with an associated disposal field. Both installations follow recommended Amherst municipal norms. It is to be noted that the septic tank is subject to Amherst municipal rules for emptying its contents every four years as well.
The chalet is to be sold with all furniture, bedding and common dishware. Most of the furniture is comprised of renovated antiquity items and can be seen on DuProprio's internet site containing photos and a 3D virtual visit of the chalet. Other items to be sold are a double walled boat for fishing, a 16-foot wide bottom canoe and a 2HP motor that can be mounted on either boat.
The basement is built en a rock foundation which occupies an entire wall. It is more an enclosure to contain services such as water pump station, hot water heater and storage space for varied articles. It is full height and is fully isolated for winter. Humidity generated from the rock is controlled with an air invertor and also a dehumidifier.
The chalet is located at about five minutes distance (less than 8 km) by car from the nearby village of Vendée, where a grocery (with butcher service), a small hardware store, and also a fire station can be found.
