The land leases of a PRL resort allow people to become homeowners without having to buy the land. As a result, home ownership becomes more affordable and homeowners enjoy all the benefits of a vibrant community.

For many families, this represents access to a property that would not otherwise be available and a four-season cottage alternative to the camping trailer that depreciates every year.

The site to be developed is adjacent to the Poisson Blanc Regional Park, a vast territory dedicated to outdoor recreational activities. The regional park surrounds the magnificent Poisson Blanc Reservoir, an 85 km² lake with a hundred islands scattered throughout numerous developed areas for wilderness camping.

Nestled in the backcountry, yet easily accessible within a 75-minute drive from the Ottawa-Gatineau region or a few hours drive from Montreal, the site offers a great base for outdoor recreation (140 acres) and water sports.

Discover all that this wonderful part of the country has to offer.

Inspired by the Residential Leisure Park or PRL so popular in Europe, ViaNature offers an improved solution at a controlled cost, allowing you to acquire a "turnkey" second home.
Your subdivision, available in three sizes, offers direct access to the recreational site as well as to the beach where you can obtain a space for your watercraft through a multifunctional recreational path accessible directly from your property.

Vianature offers the option of host service for those who wish to receive tourist income and obtain real maintenance, cleaning and hospitality services that limit the inconvenience if you decide to generate income through tourist rentals.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
