Lot dimensions 27 518 ft² (2 556.51 m²)

Owners’ comments

Two waterfront lots on St-François-Xavier Navigable Lake (motor boats allowed) and four rear lots (adjacent, across the the street).  These six lots are located in a setting that offers the privacy you are looking for.  You can enjoy the sun all day long and the beautiful sunsets over the water.

One of the waterfront lots covers 3,848 m2 (41,409 sq. ft. 200 ft. X 200 ft.) and it is possible to build a house next to the parking lot. The second lot has an area of 2,557 m2 (27,518 sq. ft. 125 ft. on the lake) and includes a cottage to be demolished / used as a shead. These lands are on slopes with build boards. The lot numbers are 6 441 880 and 6 441 879.

The rear lots measure 10,000 m2 each (107,600 sq. ft.). Three of those rear lots offer a view of the water and are fairly flat. The backland is back-to-back with the Orphans' Walking Trail (walk, bike, snowshoeing), which joins the Aerobic Corridor, a path of tens of kilometers. Those lot numbers are 6 479 636 @ 6 479 639.

Ideal for different members of a same family / homogeneous group and there are several options on how to purchase one or the other of these lands.

An enchanting site. You will live in the more open section of the lake, without a rear neighbor (for the higher ground lots in the mountain) and at a distance from the public road (total silence). The lake is more than 3 kilometers long. Ideal for adhering to an active lifestyle, in the heart of what nature has the most beautiful to offer. Electricity is available to some land and the location of the septic system has been established to certain of them. Optical fiber is in and the street is maintained by the municipality. Each of these lots are single family building land. Rental is 30 days and more.

Come relax and feel isolated in nature while being within a reasonable distance (15 minutes) of all the services the village of Morin-Heights offers. You will also be 20 minutes from the attractions of St-Sauveur, 45 minutes from Mont-Tremblant and one hour from Montreal.

Asking price for the bigger waterfront lot is 250,000$; 225,000$ for the second one (municipal evaluation: 247,100$). The ones in the back vary from 90,000$ to 125,000$ plus GST/QST.

Don't wait any longer to live your dream!

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
