This condo is very bright and offers exceptional sunsets. Located in the privileged Cité du Lac area, it is little frequented and without traffic offering quiet nights to sleep serenely.
The covered patio is the largest of its kind (10 X 20), which can accommodate several summer furniture. A propane connection powers the outdoor BBQ.
In the living room, a variable power propane fireplace heats the open air well making the atmosphere warm and romantic.
The kitchen is modern and functional with lots of storage.
The garage is deep making it easy to store several bikes. A real elevator and not a freight elevator is available from the garage to the upper floors.
The bike path is just a few steps away as well as a walking or cross-country skiing trail surrounding the Lemieux Basin. For a few more steps we go along and admire Lake Boivin and its luminous fountain.
Within walking distance of the condo, one can get to a gas station, a convenience store and a restaurant. Within 2 kilometers, you can go to an IGA grocery store, 2 pharmacies, several restaurants and shops, and more.
Note that the building must comply with the new Law 141 of the Government of Quebec, subscribing to a contingency fund based on the evaluation of future maintenance costs.

Ce condo est très lumineux et offre des couchers de soleil exceptionnels. Situé dans le secteur privilégié Cité du Lac, c'est peu fréquenté et sans trafic offrant des nuits calmes pour dormir sereinement.
Le patio couvert est le plus grand du genre (10 X 20), pouvant loger plusieurs meubles d'été. Une connexion de propane alimente le BBQ d'extérieur.
Au salon, un foyer au propane à puissance variable réchauffe bien l'air ouverte rendant l'atmosphère chaude et romantique.
La cuisine est moderne et fonctionnelle possédant beaucoup de rangement.
Le garage est profond permettant de ranger facilement plusieurs vélos. Un vrai ascenseur et non un monte-charge est disponible du garage aux étages supérieures.
La piste cyclable n'est qu'à quelques pas ainsi qu'un sentier de marche ou de ski de fond ceinturant le bassin Lemieux. Pour quelques pas de plus on longe et admire le lac Boivin et sa fontaine lumineuse.
À pied du condo, on peut se rendre à une station-service d'essence, un dépanneur et un restaurant. À moins de 2 kilomètres, on se rend à une épicerie IGA, à 2 pharmacies à plusieurs restaurants et magasins et plus encore.
À noter que l'immeuble doit respecter la nouvelle loi 141 du Gouvernement du Québec, souscrivant à un fond de prévoyance selon l'évaluation des coûts futurs d'entretien.
