Owners’ comments
Superb century-old apartment, renovated from A to Z, inside and out. Located on De Saint-Vallier Street, the most coveted street of La Petite Patrie, very close to the Beaubien metro station.
Very few apartments of this very large size in a central district of Montreal, it is important to point out. The four closed rooms of this 7 1/2 are an ideal offer for families and professionals who wish to carry out their tasks by teleworking.
The proximity of the subway station (200 meters from the house) five stations from downtown, the Plaza Saint-Hubert at three minutes walk (which revives after a year of work), the Jean-Talon market at 15 minutes walk, a booming neighborhood with restaurants and local shops. Marquette Park is a ten-minute walk away and a new park is currently under construction near Bellechasse and Saint-Laurent Streets. We are talking about a daily life where everything can be done without driving. Of course, parking is easy if residents have a sticker granted by the City of Montreal. If you like this lifestyle, this apartment is ideal... and extremely rare!
Ceilings and floors are soundproof, the interior walls and exterior brick facades have been rebuilt, all windows have been replaced by new ones in the last few years, the breaker panel is new, the roof was redone 6 years ago, a staircase leads to the roof with the possibility of building two large private terraces - for the 1st and 2nd floor.
The kitchen has just been completely rebuilt with quality materials: new cabinets, quartz counters, new plumbing, new electricity, new walls and ceilings, recessed ceiling lighting. The bathroom and the laundry room are very spacious and have just been completely rebuilt: freestanding bath, glass shower, ceramic walls and floors, new sink, new tub, new vanities, new plumbing, new electricity, new lighting, drain in the laundry room.
The apartment also has two balconies and it is possible to consider the construction of a private roof terrace as the backyard staircase has been designed to reach the top safely. All that remains is to build the terrace if the co-owner so desires. The current owner can easily meet this demand because he can count on an experienced team to carry out this project.
Undivided co-ownership is a must in La Petite-Patrie, given the municipal laws in this regard. But it is perfectly achievable and all the more viable if it is based on an excellent agreement and mutual respect for the rules chosen by the co-owners. This is an excellent opportunity!
