Owners’ comments

  • The house, at 15 Brown Road, is an orange-brick bungalow. This 1.1-acre property is set in a quiet rural area (Kirk's Ferry sector of Chelsea), surrounded by a variety of mostly deciduous trees such as maple, birch, hop hornbeam, ash, and elm. The front and side yards of the house are defined by stone retaining walls, separating the yards from the lane and parking area. A forested hill behind the house provides shade and privacy, at the same time serving as a windbreak. This is a great place to raise kids.
  • The focus of attention in the living room is a masterfully built pink-stone fireplace. The living room faces east, overlooking the sloped front yard, Brown Road, and the Gatineau River/Hills a few hundred meters away. Sunrises seen from the living room are wonderful. The poured-concrete basement is equipped with a stone fireplace nearly identical to the one in the living room.
  • Two bedrooms face the forested hill behind the house. The third room (which was our office) has a view of the front yard and the 270-sq. ft geodesic dome that we have used as a workshop and summer office.
  • Much of the front yard is a field with many wildflowers and shrubs (only a small portion is mowed), providing shelter for deer, which can be seen most days for much of the year, even in winter.
  • At the bottom of the lot, on Brown Road, detached from the house, is a single-vehicle garage with shelving for storage.
  • The geodesic dome, which has a small addition and cupola, was built in 2002-2003 by the owners.
  • The eastern boundary of the property, along Brown Road, is marked by a mature cedar hedge which provides excellent privacy and a nesting habitat for birds.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
