Style: Cottage with two straight slopes

The wall-gable facade overlooks the midday sun. the original gallery is wrought iron.

This house has kept its original appearance and materials. Well maintained, it has never been modified, except for the bathroom which has been renewed to accommodate a person with reduced mobility.

The current configuration of the ground floor allows adding, at no cost, a room to accommodate a person with reduced mobility.

Its structure is made of old-style solid wood - piece on a piece with pulled joints - and insulated from the inside to a light frame in 2 x 3.

Its large windows in front and corners give in winter a beautiful light from morning until sunset. The rays that reverberate on the maple floor let in a golden, soothing light. In summer, it is fresh and easy to ventilate.

Its landscaped grounds include some thirty trees, many of which are mature. Its depth, in the back, conceals an excellent potential of development and gardening. An apple tree, mature, give in September an abundant harvest of small red and sweet apples.

The véloroute des Bleuets passes right in front. From there, you can get to the mouth of the Métabetchouam River in less than 10 minutes on foot or by wheelchair. The same cycle route allows you to get to Métabetchouam in 15 minutes by bike.

Several local services are accessible in three minutes of walk or in a wheelchair.

Near the lake and built on the oldest road of Lac St-Jean, the house is halfway between Alma and Roberval. Both cities have a hospital and many services.

This home is ideal for a retiree, with reduced mobility, or simply curious to see what happiness can look like. It is a small haven of peace where everyone feels holidays and rest all year round.

The steps involved in buying a property

Could this property be “the one”? Here’s an overview of the steps involved in becoming the owner. These steps and the legal implications remain the same whether the property is purchased from an individual or through a broker.

1
Financing

One of the first things to do when looking for a property is to get a mortgage preapproval from a financial institution. The goal is to determine borrowing capacity, and as a result, the price range to be looking in.

2
Offer to purchase

The property suits the budget and needs? Time to submit an offer to purchase! This document sets out the price, the elements included in the sale, the possession date, the conditions of purchase and all other information relevant to the sale.

3
Conditions of purchase

The offer to purchase generally includes conditions. The most common are the property passing an inspection, the buyer providing proof of financing and the buyer selling their own property. Once the listed conditions are met, the property is considered sold.

4
Property transfer

The last step is to see a notary, who is generally chosen by the buyer. This real estate professional drafts the deed of sale and ensures that the interests of all parties involved are respected.

Once the deed of sale is notarized, the new owner gets the keys to the home. All that’s left is to move in!
