Beautiful residence on the shores of Lake Kénogami.
Enchanting site: quiet neighborhood. At about 30 minutes from Saguenay city. Very pleasant neighborhood with many opportunities such as the bike path of Saguenay-Lac-St-Jean, access to snowmobile trails by the lake, summer and winter fishing directly in front of your land and walking trails of the SEPAC starting walk from your home.
Recent construction (2002) and living room in 2012: high-end requiring a minimum of maintenance (Canexel). It's like a bungalow because 2 levels and no basement. Construction on concrete slab with foundations (soles / footing at 7 feet deep). Central air conditioning and superior insulation. The cost of heating including the garage is less than 200$ a month on an annual basis including propane for fireplace and BBQ! All on a solid, wooded and dry ground of almost 40 000 square feet, elevated, guaranteeing a good intimacy. Huge gravel parking. Possibility of parking your RV.
City water supply and septic tank without septic fields (dispersion tank approved by municipal bylaws). This system allows you to enjoy your land without the disadvantages of a septic drain fields. Municipal street.
On the ground floor: heated radiant ceramic floors and electric heated floor in the living room. Gas fireplace. Countertop and island in granite and laminate cabinets.
Upstairs: Hardwood floor except in the bathroom which is ceramic. Heating by Convectair. Two large bedrooms, one with a large walk-in. Ability to convert inexpensively a big storage space with window as 3rd bedroom.
It is a non-smoking house and no pets. There are ceiling moldings (O'Gee) almost in every room. Everywhere large windows to enjoy the view, especially the living room where there are windows on 3 walls! Decoration of good taste, very recent painting. All thermo windows changed in 2011. Water heater changed in 2013.

Garage: 26 x 26 insulated, hot air heating large capacity, hot water and toilet. Cabinets and divisions for storage. Refrigerator. The attic is accessible from the inside and offers a very large storage space. The ceiling is high enough to allow you to move easily standing. Note that the drain connected to the septic tank.
Outside: there are 2 patios. One at the front in concrete slab and the other at the back of +50 feet with breathtaking views of the lake. Note that the opposite bank is uninhabited and more than 1 kilometer away. Also, a 3-season gazebo (16 x 12) furnished.
At the lake: a dock (ideal for motor boat), storage and especially a beach of 133 feet in gently sloping sand. The stabilization of the banks was made according to the plans of engineer and permits, all in conformity with the municipal by-laws.
Inclusions: all fabric curtains, air conditioning and compressor, all fixtures except the dining room, gas fireplace and Murphy bed (excluding the mattress).
Exclusions: all roller blinds, appliances, electronic equipment, electric fireplace, furniture and outdoor equipment, personal belongings.
